The social housing initiative currently under construction in the Falchera district was presented today in Turin at the construction site. The project involves the development of 263 new housing units designated for rent at regulated rates under an agreement with the City of Turin, with a total investment of approximately €60 million.
The project offers new opportunities for housing as a response in concrete terms to the growing difficulties faced by families and young people couples to meet the demands of the free market, promoting, thanks to social management, the emergence of an inclusive and active community.
The ceremony, opened by a speech from Mayor Stefano Lo Russo, featured two panel discussions. The first, “Public-private partnerships working together for urban regeneration – The Falchera model”, was attended by: Paolo Mazzoleni, Councillor for Urban Planning for the City of Turin, Alberto Anfossi, Secretary General of the Fondazione Compagnia di San Paolo, Livio Cassoli, Head of the Housing Investment Fund at CDP Real Asset sgr, Michele Mico, Senior Analyst for Housing & Urban Regeneration Real Estate at Finint Investments, Loreto Cipriani, Head of the Public Funds Business Unit at Sinloc, and Paolo Boleso, Head of Residential & Social Infrastructure at Investire SGR.
The second panel, “Living in Falchera – A Social Project to Build Community”, featured Jacopo Rosatelli, City Councillor for Social Policies of the City of Turin, as well as representatives of the Falchera Committee, Fondazione Housing Sociale, which developed the social project, Studio Picco Architetti, responsible for the design concept, Cooperativa di Vittorio, and COGEFA, the company carrying out the construction works.
The initiative is promoted by the Fondo Abitare Sostenibile Piemonte, managed by Investire SGR (Banca Finnat Group), with the participation of CDP Real Asset SGR, Fondazione Compagnia di San Paolo, and the leading Piedmont-based banking foundations. The Fund’s investment programme, exceeding €150 million, has enabled the development of nearly 1,000 social housing units across the Piedmont region.
Completion of the works is expected by December 2026, while the start of the rental allocation process—entrusted to Cooperativa Edilizia G. Di Vittorio, a long-established Piedmont-based operator in the social housing sector, which will also act as social manager—will take place shortly thereafter, following approval of the social agreement by the City of Turin.
The initiative benefits from the support of the Integrated Urban Plans Fund (PUI), managed by the European Investment Bank (EIB) and financed through PNRR resources. Banca Finint Group and Sinloc, among the financial intermediaries selected for the implementation of the Fund, supported the project with a €10 million financing provided by the PUI Fund.
