Feasibility study and financial research for the redevelopment of Palazzo Partenolli in Gorizia and subsequent conversion into a student with 60 beds, including energy efficiency measures and seismic adaptation of the building.
Economic and financial structuring of the operation, finding finance on the market and facilitated, and support to advisors specialized in the maturing and disposal of tax bonuses.
Requirements
The initiative addresses the ever-increasing need to bridge the gap between housing supply and demand in a city where 30% of students come from outside the region and where enrolment figures at the universities of Trieste and Udine are steadily rising.
Results
The Palazzo Paternolli student residence, which opened on 17 March 2026 following its refurbishment by the Visconti Group, has been sold to the University of Nova Gorica for €4.5 million.
The building, which has five storeys above ground and a total floor area of 2,000 square metres, offers 60 beds in double and single rooms and studio flats, all equipped with kitchenettes and free access to facilities for residents (e.g. gym, communal areas, library, study rooms, multimedia services).
The student accommodation is just 1.3 kilometres from the University of Nova Gorica campus and 1.5 kilometres from the Transalpina railway station. Estimated monthly rent will range from €180 to €280.
